If you do business with them, just be careful of how much access they have to your staff as if it doesn't work out, they could try to steal them to start their own PMC.Buzz me if you want to brainstorm more about it.

Then down to the types of managers that will take on D  C class which in many cases is a class below what the investor thinks they won. for those I would charge a big premium as they are so labor intensive based on the tenants living in them. 

But you might be able to work out some sort of agreement with a tenant to fill that role for a slight rent reduction.

They often look at the property value and potential rather than just your credit score and income.Seller Financing: You might be able to work out a deal with your sister where she finances the $140K equity portion.

There are many more of this type of property in Durham as older homes with basements are still price accessible.To make it a "legal" or permitted duplex, the process is definitely cost and permit intensive, and in most cases may require you to use a GC or similarly licensed tradesman for parts of the project.

I can talk to you about what it takes to get in shape, but you have to actually get off the couch every day, get to the gym, work out in discomfort, and do it over and over again.

It will be intense and grueling hours (to be successful) but don't let it deter you.
