Our pain point is that we have talk to many banks and it seems we have no way of taping into the equity of our portfolio. 

Typically in California, a Will alone is not sufficient to avoid probate - which is a pain, time consuming, and very expensive. 

It doesn't matter how many brokers and REA feel pained and whine and slander guys who don't have a license yet able to make money off their sweat. 

I feel your pain. 

If you do it all yourself at minimum your looking at probably 5-7k on the kitchen, 2-3k on the bath, 1.5k in the floors unless you are using the peel and stick tiles, close to 500 in pain and supplies.

They may have growing pains issues - I cannot attest to anyone else's experience  but as of April 2022 I feel like things are going in a good direction with the new build properties he is developing and he has been genuinely interested in my success with his company. 

This people are a pain in the ***.

I have the MLO and continue the CE but as you mention, the call reports etc, are very painful.

I am sorry to hear that and understand the pain of putting money into an investment property?

One big issue to consider and something my parents are considering is the immediate infusion of cash from a sale, even after tax.
