Hi bg community,I am inclined to start my real estate investing business by getting my RE license as the first step even though I know it is not necessary doing it this way. 

If it were me (I've lived in Las Vegas for 23 years) I would be inclined to keep it unless you have decided to not be in the landlord business. 

One of my life philosophies is that "Givers Gain and Takers Lose" When you enter a deal as a giver and the other side sees that, they are more inclined to be a giver too.  

I'd be more inclined to think it's the board than a heating element, just because it's acting so odd.

Combine that last one with the millennials increased inclination to move (to find jobs among other factors) and you have another factor decreasing the likelihood millennials will buy houses at the same rate that previous generations have.  

I could see were real estate agent may be inclined to tell the seller to require  only professionals.    

This also means the son and family are the property owners and the trust is merely has an interest as a lender in the property.I am inclined to say if that is the case, a misrepresentation in the trust filings is not grounds to invalidate a security instrument in the property.  

If you have the inclination, the time and the opportunity to invest locally by all means do so.  

If you have the time and inclination to market the property yourself, do it.
