The problem is that it take far more effort to LIVE that dream that it is to wake up from that Dream.I teach Real Estate Investing on the side and I will tell you 95% of the students are sitting in class dreaming or pretending that they are improving their lives just by attending the class.In the end, they don't really study.I give a Spreadsheet exam at the end of a 12 week / 1 class per week session on building a 10 Year Pro-Forma business plan for your Real Estate and I will tell you 95% fail out right.Being in class is more about dreaming than it is about putting in the effort to learn the skills to be an Investor.

I think broader consumer taste is killing malls, which includes online shopping, but also even where people are choosing to live and how they are spending their time/money, more broadly.I worked for a company that bought a failing mall back in 2012 (online shopping was "killing retail" then too), redeveloped most of it into more open air power center and sold.

That would mean a return of $253*43 - $8735 = $2144, which translates to a yield of 12.49% over that period (plugged those numbers into 10bii) or a CoC of $2,144 / $253*43 = 20% +/- a few basis points to account for cost of capital.By using this system we got about a 2%-3% improvement from the original 10%.

After assessor comes out and consults with insurance company, they'll send demo guys out to come do demo work and remove wet drywall, insulation, etc. they'll usually put down dehumidifiers and let the place air out a bit to see what actually needs replacing and what was able to dry out.

The real issue that can and has reoccurred more than anything else IMO is that the original seller cannot just waltz out and get a new loan after their credit has improved.
