I already told them what I generally expected during the time they came out: floor replaced (faux hardwood throughout w/ new tile in bathroom & kitchen), new tub tiled all the way to ceiling, replace sink, replace mirror, new bathroom shelfing, new toilet, reface cabinets or new cabinets if cost efficient, new countertop, reframe all doors, replace baseboard, paint all rooms.

Removing wallpaper, painting, taking up carpet to reveal hardwood floors in good shape, updating lighting, door knobs, front doors, and landscaping are all good investments that pay back a great deal, and might not cost nearly as much as you think.

I've laid hardwood floors, tile (both on walls and floor), wired entire floors, plumbed entire flloors, framed entire floors, built a pole barn from the ground up, poured concrete, hung and finished sheetrock, etc, etc.

I hired a guy to do my hardwood floors (referral from another investor) and he showed up everyday in his beat up little toyota SUV until the last day when he came to collect payment he showed up in his huge Hummer with his entire family.

If you decide to invest in these areas I would suggest that you do the same renovation that would be done in a good area, but with a lesser expensive products ( instead of hardwood we use strip vinyl with wood pattern).
