I just use the HAR rental agreement because they cover everything.

Go to HAR, start looking to see what area you'll be willing to live (the better the area, the crappier the cash flow).Obviously nothing you see for sale will be available in 2020 but at least you'll get an idea of pricing. 

I am looking for recommendations on lenders and/or cost effective strategies to harness the equity.

I am actively looking for investment properties ( on MLS, HAR and Craigslist) , have lined up conventional loan, contacted hard money lenders for their criteria and process.

We are members of NARPM and part of the HAR & TAR Propery managemnt committes. 

I think it would behove investors to ask themselves "why is this turnkey provider selling me this property instead of putting it on the MLS and opening it up to countless buyers that could potentially offer a price higher than what's listed?"  

HAR is pretty much top of the line, as I understand it for local realtor organization sites.  

Harnessing a passion can definitely feel like it creates a divide between yourself and those who don't share it, even if it is with loved ones/friends.
