I went into these deals for two reasons1) being part of a large multi family deal means more reward2) the experience of the syndicator So far I am disappointed with the largest operator and happier with the smaller one.JJ

Problem is finding a licensed contractor who won't nit pick and/or bad mouth the previous contractor because you didn't use a licensed guy in the first place.

I have been replacing the cheap mini blinds in all our apartments with solid curtains, and everyone is happier for it. 

Word of mouth is the best marketing and it’s free.

If you want to save yourself a lot of time go visit the neighbors and see if they have big mouths. 

At the moment yes, I’m not worried about paying the mortgage for 2 months but to be hammered with $3k in damages plus two months would no doubt hurt and leave me with a sour taste in my mouth. 

I couldn't be happier.

@Wayne Brooks  this is one of the better open mouth insert foot posts i have seen in a while.for some reason @Mindy Jensen  the mods are allowing many of the multi guys to make these posts that are really just trolling for investor buyers.. but maybe its just me.. you know how sensitive i can be..

There are definitely middle of the road routes that aren't quiet as big of a mouthful as a complete "rat hole."

You will both end up happier and you will not end up losing any money.
