I really wished I knew about biggerpockets when I was a bit younger, but am happier I at least found such a great site.

We could have spent the sane amount of money and had a happier tenant.

Not under any concrete, per say.A good, graded, perforated perimeter drain pipe, dug down around the problem area, in addition to your sump pump, should do the trick.The real question, I would think, as far as legality goes, is will your tenant make a false claim of damage to his personal property, just to get you to fix it.I would encourage you to get a professional out there and just bite the bullet. 5 years from now I think you will be way happier you did.

My tenant base is 100% blue-collar type & I couldn't be happier working with this kind of tenant, although there will be unique situations.Deb - Take some time and read through this book.

I'm closing on a good first buy & hold investment and couldn't be happier.

All I know is Im happier than I have been in years - but this isn't for everyone and we have A LOT on the line.

I think you will be much happier in the long run if you wait for a deal you feel confident in. 

Anything that makes the property more appealing will result in a happier tenant and will cause it to rent faster in the future.The difficult conversations come when the tenants idea of "appealing" and mine are different.
