The house in Idaho was a 3-bath 4 bedroom and the tenant destroyed every plumbing fixture, the kitchen cabinets, granite counter tops, stove, refrigerator, dishwasher, washer, dryer and the $32,000 cost was with my personally doing the work with one employee.So!!!

The kitchen was torn down to the studs and redesigned with all new cabinets, appliances, and granite counters.

They also have granite and quartz and they install everything. 

So I decided now to go with granite and I’ve found a neighbor to do that for me.

I'd never install granite countertops in a rental. 

They weren’t concerned about playing PacMan or  granite counters.

Granite/hard surface will take much more abuse but will cost much more. 

For another tenant pool, it might be granite kitchen counters.

Even the decrease in 10% rent can have adverse effect on cashflow.I am also open to do a cosmetic repair where I can improve some of the stuff to compete with newer homes in the area (say granite countertops and stainless steel newer appliances).
