Need help estimating rehab costs

I'm looking to get into flipping in the Boston area and I would like some advice on repair costs per sqft. I cant seem to find much info anywhere on this other than some people talking about a full gut rehab costing 200 a foot. An estimate for a light, average, and gut rehab would help me out a lot, Thanks.
