My second tenant cannot sleep at night because this girl is either talking very loudly on the phone or she's blaring music and the walls between those two rooms are apparently thin.

The parent could say they will sleep in the living room and very well might.But, if they had five kids or 3 boys and one girl, you couldn't legally rent to them if the local ordinances prohibited it.As far as discriminating based on occupation, yes, I dare say everyone saying they wouldn't would refuse to rent to people based on occupation would do so with some occupations.

Think about what you can realistically do now to grow your savings and build credit, at what point you'd have enough to take the next step, preparation needed to get to the next step, and five and 10 year or longer goals.I'm currently in a holding a pattern this year, so you could say my current business plan is to read more real estate books, be active on BP forums, post my adventures and ponderings on my BP blog, do more maintenance inspections on our rentals, dream ad explore five and 10 year options, and work to reduce expensive tenant turnover.

I was cleaning up a rental that I have , its on a wooded lot , I move the refrigerator and there is a 3 foot black snake laying there ,I pick it up no big deal , But when I came up behind the guy helping me and said " here hold this " and this 50 year old guy screamed like a 12 year old girl , ran out the door and called me every 4 letter word ever created , it took me about 15 minutes to stop laughing .

Any tips for low income/section 8 rentals?

What you really need to ponder is if you can handle the extra time and emotional energy the low income can zap - chasing rent, doing the same rehab over and over, not being able to go after damages.I would do Section 8 in a heartbeat, there are more incentives to do the right thing to keep or reinstate their vouchers.
