If so, do you allow gas grills or just charcoal grills? 

Gas stations on the other hand do affect value. 

They mention termites, signs of water proofing in basement (we didn't waterproof), pluming and electrical repairs not disclosed, not disclosing a new roof, and they were suing for 150K on a 165K house...The truth of it is we didn't know of any leaks in the plumbing or the roof.

Natural gas is widely used in the area and can be brought to the property for roughly 40k.  

Unfortunately inspectors can’t always catch those unless there are multiple signs pointing to some kind of leak or water intrusion throughout a home. 

I have a ton of family that lives and owns gas stations in CT.

For example with heat, the fuel (electric, oil, natural gas, etc) all cost differently. 

So the house wound up needing the drywall, kitchen, bathroom, roof to the garage, Plumbing, Gas and other stuff done. 

Have you thought about investing in gas and oil with about a 9 to 10 % roi.. its a 1031 exchange alternative of like kind.
