I'd say the key is to get the utilities set up to make sure there are no frozen pipes, which will cause a huge problem.

In Feb/March 2020 i had the tenants inform me that a water pipe had frozen and burst in December 2019 and that there was now mold in the home that was causing breathing issues for the dad.

I believe as of now pre covid evictions have been frozen and current unlawful detainer paperwork isint being accepted by the California courts from what I’ve been told by neighbors/friends and local investors.
