I’ve texted him reminding to have the heat turned on at least a little so the pipes don’t freeze with this coming snow storm we are getting.

It is possible that I could wake up tomorrow in bizarro land and LA could turn into Detroit, we could hit an ice age and the great weather could go freezing, an Earthquake could put us underwater (literally), people in mass could decide that they prefer Omaha, all the tech companies, studios, and VCs could decide to move to Fargo, but I don't think so and I've got decades of data to back that up ... just in case my thesis is wrong, though, I always have multiple exit strategies to hedge against those kinds of risks and always watch and question assumptions.

Side note: I lived in Evansville, IN for about 6 months back in 2013 and other than the freezing rain I experienced it was okay.

Can we as landlords evict a tenant for failing to do anything our property manager requested to prep for hard freeze, which resulted in a burst pipe in kitchen and water damage (left water on to house overnight and didn’t open tap)? 

First, they could freeze the line (no additional advances) and keep all other terms the same.  

@Tim Freeze do you have an investor lined up already?  

I called the builder after the first freeze and he insulated the wall and put heat tape on the main shut valve.

It might be insulating the pipes near that trouble area, sealing drafts from the outside with caulk and spray foam, or even using heat tape to keep pipes from freezing.

It is currently freezing in Maine and the seller has the utilities turned off since there is nobody occupying the property. 

Why was the power cut off, if they are failing to maintain utilities this is a serious issue now that it is getting colder as you don't want pipes to freeze.
