This was true prior to the lumber price explosion, but more true now that plywood and OSB have risen close to 300% and other lumber costs have risen substantially.BTW it is my belief that an ADU should never be appraised similar to a permitted extra duplex to quad, non-ADU, unit in CA.

Gotcha - that was my thinking as well - seems like most of the market data goes back to 2018/2019. 2019 Seems to be the most accurate estimate - 2020 we saw the dip in revenue and 2021 was explosive.

With the explosion of Airbnb, I wonder if 1BR condos will become more in demand among investors to be used as vacation rentals (i.e. at least those in desirable areas, e.g. near beach, mountains, etc).

This means that future rent growth will help this property cash flow much better in the coming years.Plus because it’s a low cap rate market, each dollar of net operating income it that much more explosive to the underlying property value, which means you can pay your investors a nice return on a sale, or refinance it and pay them back on a refinance that much more quickly.So let’s assume it’s a 4% cap rate.
