my advice to Florida or gulf coast STR wannabees is to ask yourself if you want to be in a panic state 4 times a year every time a tropical storm or hurricane MIGHT go over your rental(s)?

To be more specific, there are literally hundreds of new syndication to review every month, and most of them are not evergreen (meaning that they raise money for a limited time and then close, and then there is a new batch to evaluate).

This old post is evergreen, it still keeps popping up from time to time, and I’ve made some awesome friends through the networking it has created!

I am one of the many operators that Evergreen has invested with so I might be able to provide some insight.

I am a member of the Tropical REIA which is a national REIA in Boynton Beach. 

It is my belief that Miami will soon grow to be much like NY but with a more tropical and a bit more relaxing environment, hence why people are investing into it now.

I have the same concerns--tornado or tropical storm or rising waters messing up both houses at the same time.

Cute little 2/1 and I don't know yet what kind of theme I'll use - I'm thinking 'tropical'. 

Maybe also look at Genesee Park, Evergreen.
