I would not want a business owner renting from me also having an endless cost hanging over their business that brought no future value.You might want to limit your expense to initial primary lease term and not the options paying the leasing broker.

Glazing, when done wrong is an endless cycle and a money pit.

Easy to sell: There are an endless supply of local and international buyers for every property, from condos to huge apartment buildings to retail centers. 

You have endless options of where to house hack and can make the numbers work in almost every market, depending on your comfort levels.

The opportunities that are out there now for military guys are endless, so kudos to you for looking to take advantage of them. 

The idea of "a business" that brings in "passive income" is endlessly appealing, but I am assuming that you make a decent salary already.  

Keep up the momentum and take advantage of the endless resources that BP provides, especially the easy access to network with others that are already doing what your looking to do!
