Hey all,I want to share with you a problem I encountered and a solution I came up with.I am using the MLS as one of the sources of my deals searching.While the MLS is great, it doesn't offer me as an investor any filtering options, or actually any other 'advanced' option rather than viewing the listings.So, in the past few weeks I've been working hard on a solution for my problem and I am happy to share that I have a first working test version! 

We only own 1 duplex where we've directly encountered this same decision set.Broadly I think you've summarized your options correctly. 

Anybody else encounter or overcame this problem before?

I've encountered a similar situation. 

My family member contacted me concerned about this matter (since I tell everyone that I am a REI and currently working to get my real estate license) however I have yet to encounter this scenario in my studies or in real life.

According to my real estate agent, deals like the one I encountered are extremely rare and sought after, but im a bit worried its too good to be true.

Does anyone have any suggestions or encountered this problem?

In addition, if i were to find a bank that offers this package, what kinds of hurdles should i expect to encounter before loan is approved (e.g. appraisal, state/local ordinances, etc)?

You don't want to encounter some unpleasant surprises later that might affect your profitability.
