They’ve just been telling me it’s been processing with Underwriting for three months now.

DSCR loans underwrite to the income of the property, and do not require your personal income, taxes, debt-to-income ratio, etc.Of the 1,100+ loans that our team closed last year, I want to say that only 1% to 2% of those were closed in a borrower's personal name.So, it is pretty irregular for us to process an investment property loan under a personal name.Clients usually opt for closing in their personal name if they simply do not have an LLC established yet. 

They usually have a process for filing a claim with the city for damage caused by them, and they may be willing to cover it.

Be more thorough with your turnover process.

@Anca R. and everyone, thanks for the shout out.To simplify the process the best I can, I'll address and break down each concern. 1.

We have created work instructions for every step of the process so we can maintain consistency in how we evaluate properties, communicate with tenants, market our properties, handle rent increases, manage property turnover, etc..... 

If you're still in the process of identifying and connecting with a QI, I'd be happy to provide a referral if you're interested. 

There system has been helpful for someone with no prior experience in the process, from finding properties, lenders, insurance agents, CPA's, attorneys, etc.
