Fortunately it was a location with a PSF of ~$1.5k, so I added more than $100k of valuation (suspect I may not have quite achieved my $2 added for every $1 spent).But the bigger issue I see, if I add $200k of equity at hopefully a cost of no more than $100k it seems like maybe a good brrrr but what if it has expenses on a sustained hold that results in negative $1k/month?

I used the 75% rule on the income and added it and my DTI without the rental goes from 24% to 38%.Or does it just allow me to just take the net profit of that rental and add it to my rental?

@Michael ReilmanI installed the Aquasource Henshaw from Lowes in all 20 units I recently rehabbed and they've been great so far, and as an added bonus they're ADA height which is awesome for bad knees!

I recently added a half bathroom to existing footage in a unit that is valued over $1k/ft that the comps showed the half bathroom added ~$50k of value.- not sure of your home market but i assume you are choosing ohio for its lower cost.
