@Thomas Farrell The BRRRR strategy can be effective with $400K in capital, especially in a market like Augusta, GA, offering affordability and rental demand.

The other 2 lots I created ended up being on the other side of the street so it didn't really effect how my estate was laid out and $400k is a nice lil chunk of extra change to have when you're doing a big build.

It may surprise people to know that a deed does not need to be notarized to be effective, since notarization is required to make a deed recordable, not effective. 

We get just as frustrated because the system is a bit "broken":(I believe the team is in communication with you about your options - just be sure to also let us know your choice to secure the property to deter squatters as cost-effectively as possible.

We are eventually going to have to address this.
