It is challenging but we committed to going there every 4-6 weeks and having a great team on the ground ( will cost you some extra money) but they are the difference in having issueswe have one of the best cleaners in the area and our guy that cleans the grills does all my light maintenance and guest interaction if I need it(pets, too many guests etc.)3-4 hours would be a dream and you can definitely do it but you have to commit to going there every 4-5/6 weeks In my opinion because there will be things you need to address or upkeep- this is obviously only if you decide to self manage.

To think that you are going to build a high end large home 4 stories for $180 a square foot is dreaming, especially with costs as they are right now.

Several things to contribute here: 1) Private Lenders with no credit experience emerge doing down payment and 100%/High LTV financing at the end of every cycle, 2) they're among the first to loose their shirts in every downturn, 3) although someone termed this type of lending "gator", it's not new, 4) the guy that coined it didn't get into real estate untill well after the last crash, 5) he has no real credit background or experience (he's never been a lender), 6) Google the guy's name and "looses professional license in AZ" to see what pops up, and finally 7) he's really effective at telling people what they want to hear, filling their heads full of hopes and dreams, getting them to buy his training, and his minios generally won't want to hear what a real, seasoned lending vet will try to tell them.

I re-read his email but I think he indicated his net DSCR is 1.0 after all PITI and maintenance.It may worked 160 months ago though LOL, in AZ these days to achieve DSCR 1.0 he has to put 35%, now he would not be able to keep that 115% return.It has worked once a year for each of the last 8 years.  5% down for DSCR 1.0 investment ;-) oh well....I've been dreaming about that too ;-) I am sure it worked in December 2012

Right now, I'm mostly a stay at home dad, but my dream is to start looking into that more seriously once my young kids are all school age in about 3 years, something that I can do to earn my family some additional income while maintaining flexibility to take care of the kids outside of school.
