The OP would be much better off just doing a true FSBO......there are plenty of sites I've used, that charge a very low flat fee like $99.

This mainly boils down to the fact that if co-op is not listed on MLS then all buyers agents will have buyers sign an agency agreement prior to showing properties.

I'm not really sure why the OP would want to do something that would result in a passive loss (that may or may not be deductible against other income) and active income subject to SE tax, but I don't know of any tax provision that would prohibit it.
