As an investor and lawyer, I would never, ever, ever do a land contract, CFD, or any form of L/O sell (L/O buy, sure). 

From someone who went from dual O-3 pay no kids to self-employed and a stay-at-home mom of 2, I wish I had taken more risk when we had the dual income.

Keep in mind as a licensee, if 25% of your transactions are your own, it may be extremely difficult to get E&O insurance.
