I thought I would provide and update, as some time has passed.I sat on this deal for a while and some other stuff came up in my life (had a kid, moved, etc), so I was a little distracted.  

I am 1 block out of the historic distract.

Do not let the short term struggles distracted you from the game.

The office should has an ease of convenience and a minimum of distractions.  

Locate your office where you do have many distractions.  

On the opposite side of the 3am phone calls is that the tenants are either too busy, distracted or couldn't be bothered to call you about problems.I've been doing rentals for nearly 40 years.

Only salvation is that I have about $50k on my 401k, I have a doctor of Chripractic title to show potential earning ability, I have a VA loan that I can use, and a stable job as a Respiratory Therapist.Like many newbies, I get distracted by so many avenues in RE and cannot seem to focus on just one strategy.

But I've only done that once in a very extreme case and it was fairly painful and very distracting.

My little office manager is pure distraction (in a good way of course).

Another thing you should consider doing is to get your financing figured out and have them give you a loan letter that states the average loan closing time and the maximum amount you qualified for.Another thing you should do before you start investing is to locate your new office location that is convenient and has minimal distractions.
