I could easily put together a 50-100 page lease with everything that I COULD think of - but have to keep it reasonable for tenants.The other clause that would typically take care of this could be a noise clause saying that tenants can't disrupt the peaceful enjoyment of the property for others.

All of this to say: It seems that the relatively low rent that I charge can be a bargaining chip in my favor in case tenant protests the "demotion" of his own living situation that an ADU would bring (noisy/disruptive construction, the loss of the use of the garage, and ultimately another tenant sharing the property).

In other words, your designer can be working on a project where the ARV is $150k one day; then the next day they can be working on a project the ARV is $1.2 million without any disruption.

If it's a MFU, then inform all that disruption is a cause for termination and you WILL enforce Peacefull Enjoyment  even if that results in eviction.
