I suppose legally you could, if you fully disclosed the non arms length nature but, no lender in business, or wanting to stay in business would do it.At the end of the day, what you want, while it may make sense to you and your parents, just isn't a scenario that happens.

Types of fees:Application fees:  Above info is spot on, the only advice I would give is that higher fees means less applicants (we decided not to charge at all when we self managed, it did not add up to very much each year) and if it is non-refundable there are likely tenant-landlord laws about what you have to disclose about your criteria before they apply.Late rent: If rent is late, there is an exra fee.

Contracts are everywhere, I believe biggerpockets has some.Whether it’s under contract or not doesn’t even need to be disclosed to the investor.
