@Clayton Mobley  while we always debate the leverage question and of course i am on the side of the name of the game or goal is to get some properties paid for as soon as possible.. 

I also debating if the property should be an apartment/townhouse or a SFH.

I've also debated on looking more towards the UofL campus as well, theres quite a few duplexes that are reasonably affordable, but can't decide which is the best place to begin.

I can obtain the proberty for nothing and debating on putting a tri/4plex  on it or maybe several mobile homes.
