Anyone can go pick up a crap property and try to pawn it off on someone else, which is where the lack of trust comes in. 

I'm okay with this reality, as my stock market gains look like crap after Trump's trade war (hoping that has changed by the time you read this).

I don't want to vet all that crap.  

The right work table and using some clamps and a straight edge, you can make almost every cut you can with a skill saw with greater versatility and it's usually a lot safer.I also NEVER take my table saw to any project I'm working on... in fact it's in my garage and there's a tonne of crap piled around it.

Its always a crap shoot when it comes to which comps an appraiser chooses.

Build Build Build....then it is like oh crap...who tied up all the cranes....where did all the bricklayers go....ut-oh....there are 30 high rises under construction....how the heck am I going to rent my $3000/month units to.   

Now, if one or two, or half had negative, then points to more downturn.Since, my market is Las Vegas, I think a good example is like a craps game.

Could I have done this while having a site up...Yeah...but I would rather have a finished product (website) that I can tweak later than a piece a crap landing page.

Can I just move his crap to the front/backyard and tell him he's got 24 hours to collect his belongings and then pitch it all.
