I guess the rationale is a homeowner can buy products as they won't convey a virus, but can't hire someone to install the products (maybe?). 

The experience gap can be filled in a number of ways but you definitely need to be educated on the space and convey you know what you're doing.

I don't believe the Clerk is the Plaintiff's agent nor does he/she convey the property, I believe that happens by operation of law. 

The major difference is that the deed to the property is not conveyed until the purchase price is paid in full; property being transferred in this arrangement must be owned free and clear by the seller; for selling properties that may be difficult to compare due to unique construction, number of bedrooms, etc; terms are at the discretion of buyer and seller.

I also use the Property Appraiser's web site to start, they generally keep a record of conveyances that gives me a place to start.

Whether it's a sale with a title transfer and owner financing or a land contract where title does not convey but it is structured so that all of the benefits and burdens of ownership transfer at the signing of the contract, the start of the 1031 happens at that time.  

The prognosis is not good for a lot of old auto facilities that may need to just bulldoze or convey title to the municipality at the end of useful life.
