At least in many cases.I've gone around the neighborhood and taken pictures of many houses that are in high contrast to their neighbors, including one that is white with green trim very similar to ours.

I think that his first paragraph, when compared to his section on Ownership & Employees, is in contrast between plural and past tense, and singular and pre-tense.

It's a little vague in this Freddie document, I'll admit:http://www.freddiemac.com/learn/pdfs/uw/rental.pdfBy contrast, Fannie’s selling guide clearly says that the 25% covers vacancies + maintenance expenses.At any rate, my working assumption is that as long as I have two years to landlording experience and my properties are cash flow positive even after using a 25% vacancy rate (which they SHOULD BE), that new purchases will always improve my DTI ratios, and the only issue is coming up with more down payments and cash reserves ......

In other words, you add up all costs, subtract the total from your income (the sale price) and that's what you owe taxes on.By contrast, with properties you hold, some things are expensed, some things are depreciated, some things are pro-rated, etc.
