My wife and I are just starting out as investors too, planning on rehab and buy and hold a few to, concentrating on single family homes, out here in Maryland but currently have the house on the market, planning on relocating out that way in the general Bellingham area, But gotta sell the house out this way first!

It could be that they viewed your ability to cover the deal was limited to hald the payments remaining.They could have had other issues as well, with the contract, buyer, collateral, concentrations of business in that type of contract or area, your ability to cover the deal or other issues.Lastly, buying a certain number of payments is much like simply making you a loan taking the contract as collateral, the discount is the interest you pay, but technically not a loan but a contract purchase.

This is why I tend to suggest to new investors to concentrate more on finding your own deals directly with the seller.Having said that, if he/she is a good wholesaler and willing to meet with you then you first need to establish whether or not they know how to find good deals or whether they are simply wasting your time trying to learn just as you are.

Spending time on big plans, bank accounts, goes to the pipe dream side, concentrate on knowledge, your market, meeting buyers and knowing what they want, meeting those related to deals like title companies and a good attorney.
