You didn't mention your other bills, like credit card debt, car payment, child care, etc so I'm assuming they are easily payable or nonexistent. 

Many policies for a personal home exclude business pursuits and as a child sequence Air BNB would not be covered.

Funny they are behind because they asked me several times if they were going to have to move and they didn’t want to because their child attends the school down the street.

We called tenant & she agreed to remove the dog & I mailed her a notice of lease violation.At the same time she confirmed her child & 2 grandkids had moved in while relocating to the area to look for a place to buy.

They asked that she and her child be removed from the lease.
