An area with an outflow of older families/retirees and an inflow of young families always interests me, areas that the city is trying to revamp interest me, and areas bringing in more local or boutique style shops ALWAYS interests me...particularly in smaller markets.

Of course, they seem incredibly attractive, charming, lovely, nice ROI, but the simple reality is that they are usually sold as lifestyle businesses to independent buyers, or as portfolio properties to existing rural / boutique hotel groups.

Boutique colleges (UOM, MSU, etc) will give you a strong resume which is useless if you have independence in mind.

That means some brokerages may not be all that interested in you - especially smaller boutique brokerages.The major problem with working part time is that retail buyer leads need to be contacted in seconds, not minutes from the time they come in.

Do some research on the internet for brokers local to you and decide if you want to go with a small boutique brokerage, a big national chain, or something in the middle.
