I've been in mortgages since 2019, and since I only do DSCR loans, I don't bother marketing to California because cash flow is non-existent.$800k for a duplex is already ridiculous, but the cherry on top is $4,100 rent.

I’ve heard many say not to bother hiring an accountant/large firm for tax prep or planning until you have some investment properties or completed some deals.

Personally I wouldn't bother buying an airbnb at 10-15% CoC.

This issue doesn't bother me personally.

Tax office doesn’t seem terribly bothered by proper notifications after the fact.

I tried cleaning it myself, but I did not get the same results the maids did...for $130 I'm probably not going to bother trying to clean again, ever.

There are plenty of small local banks who do not bother to report on credit even on a primary residence. 

We had one but they charged crazy monthly fees and never really bothered to market or list my condo for short term.

So, I've only had to get my cleaner in a few times.My tenants tend to either be too nice or too scared to bother me with small repairs. 

I think the cleaner the better and always wash/replace anything that could bother your next guest.
