I purchased what was an existing duplex for $48,000 and proceeded to take the entire thing to the studs and turn it into a 5 bed/3 bath home.That cost me about $130,000 total.

Tenant shall keep the Premises free of all pests, including without limitation, rodents, fleas, bed bugs, ants, cockroaches, gnats, flies, and beetles.

Looking for a 3 bed at minimum (SFH or Townhome) in really any safer part of Houston. 

Currently, my wife and I own a house that we purchased for $346,000 (4 beds, 3.5 baths) 7 years ago in California, which is now worth $606,000.

The units are fully furnished, including bedding and all utilities included. 

My tenant moved out a couple of days ago, and when I walked through the unit, I discovered that he had removed the curtain and curtain rod, detached the room air conditioner, and caused significant scratches on the hardwood floor from the metal bed frame legs.

So the current situation I have is what route to take, I am currently looking a potential townhome for 500k in the salt lake valley 5.1% interest rate on a FHA with 3.5 down. 3 bed 3 bath, unfinished basement.  

To help guesstimate numbers I would be interested to know square footage, number of bed/baths, how much remodeling is needed, info about the outdoor space, and where the property is located.

The $750 market rent for a 2-bed is also relatively low. - Is this property in a Class C or D area?

Basement unit fits 3 bed 2 baths.
