Cirrus SR 22  I had just bought an NBA basketball players 3/4 finished mansion in Portland Oregon put 1 million into finishes and sold it first day on market for 5 million.. we made    well we made a bunch let me put it that way.. so even though I had owned many airplanes over the years they were used and under 100k each.. this was brand new and I went to the factory In Duluth MN spent a week on transition training and flew it home to Portland  9 hours Hobbs time.

@Paul Leason  agreed  unless its like the top of the pop in PHX ... you never know with those monster homes. back in 04 I bought a mansion from a basketball player NBA  that was 3/4 done..in Portland OR>. and our market pretty much peaks at 6 million or so for river front.. we finished it I listed it and sold it first day for 5 million cash..

I play heck getting a conventional loan I have one on my principal.. but with a tax return that is 3 inch's thick no mortgage broker can underwrite me.. its painful.you need that commercial banker that knows you and you grow up with them.. my guy we been doing it now for 24 years.I bought Jerome Kersey s 3/4 built home in Portland back in the day and finished it.. put it on the market for 5 million.. we had another basketball player make an offer but same thing he was in first year or two and had not hit the big big yearly pay.. but had nice down payment.. but he could not get a loan.. so I get that part of it..

What I found is that the sellers “pitch” the extra acre as a place you could put picnic tables, play equipment, a basketball hoop, all things that should be great and let you raise the rent.
