@Kevin Connauton, I agree with you that although Pad Split is a great choice for getting the rooms filled, they don't cover all your bases in terms of property management.

Expect to spend another ~$8K for that.If you are planning to close all-cash and bring enough cash with you for operating expenses and rehab, you are looking at a minimum capital raise of about $3M and that is for a cheap 32 unit.

The family has three kids, could you imagine taking all that to a laundromat!

Ok, so I see this might have been a design flaw in the original build so there isn't much you can do unless you rip it all out.You could have it all scoped and see what's what so you can get an idea of what you are dealing with.You could comp the guests a night.

We would all love to have that note that has 5 years of perfect payments, 800+ credit score and a 20-25% down payment.

When starting out in wholesaling real estate, it's important to use agreements that protect all parties involved while ensuring a smooth transaction process.

I think this applies in all aspects (fitness, relationships, career, etc.).
