If you gave me 285k to market you as PM, I would blow your business up with leads and clients.

The $10 or $100 you see people advocating for, maybe not so much.

I'm not advocating for you to buy anything that is cash flow negative, but these "rules" about the returns you should see immediately are pretty silly and oversimplify real estate investing. 

The rent control advocates in their stupidity believe this is because LL are more greedy than they were.

I love going to the gym everyday as a outlet to blow off some steam, I also come up with my best ideas while working out! 

@David VaughnIn general I agree with what you have said however I have had this happen......house sitting for 6 mo, make an offer at asking, be told there is a new interested party, not adjust my offer because I think they are blowing smoke, loose the deal because there was another offer.I think it is common place for agents or wholesalers to re engage tire kickers when they get an offer.At the end of the day I tend to offer what I am willing to pay no more no less.

Circling back on my original post, I am not advocating that all vacation rentals be "pet friendly."
