Some great info can be found on the PropertyInvesting.com.au forum and Somsersoft.comI use to be quite active on these forums before I moved to the US.

This is often more difficult to find but one strategy would be to talk with STR investors who are active in the market there. 

I would be prepared to file for eviction etc. if they are 1 day late on payment, but would not actively be working to get them out if there is not a blatant current violation of the lease agreement. 

But choosing a head not to be on one or two may turn out to be the one that gives you activity

I could complete the main road in phases, build 2-3 at a time (could do more really as we have 15 right now actively being built but realistically not sure how fast it’ll sell.

I know when I was an active Broker my SOP  was get listing open escrow with buyer to be determined and order the preliminary title report prior to spending money on marketing someones property..
