Here’s our OPINION for the Metro Detroit market (use as a template for your target area!)

I'd be delighted to show you some examples of our investor clients achieving these outcomes with recent purchases. 

That said, targeting homes needing work or properties sitting unsold due to poor pricing can still yield opportunities—that's what I do successfully.

After we drafted a bare-bones plan that considered their timeline, target rents, and capital reserves, they honed in on a medium-sized complex managed by a local group.. from what I’ve heard, these guys had impressed other out-of-state buyers before and delivered on their promises.

What we do to make up for it is create a private bedroom listing to hit a different target audience to fill in some of those vacancies.

The marketer (guru) severely understates the amount of capital, time, and knowledge needed to produce successful results.And the above mentioned are the BEST case; not even mentioning the guru strategies that are fraudulent, illegal, unethical, and plain not realistically achievable.  

In any case, I doubt many people on BP would want to buy properties in Switzerland given the very low returns that can be achieved there.

Here is what I learned...1) They buy properties in Ohio, and that they claim each property would deliver a 30-35%+ cash on cash return. 2) The promised 30%+ cash-on-cash return is achieved with interest only loans.

Instead it looks like a sales pitch that is targeted to unsophisticated investors who are new to the space.If that's actually the situation here than these deals generally have multiple things I can't stomach and is an immediate red flag for me.2) AAA Storage growth: At one point I was interested in this sponsor because of the claimed full real estate cycle track record with little to no money lost.
