Right now, the best offers around me are for some 1.3-4 million, that only generated around 100k per year gross, so there would be a high chance of not cash flowing, and paying money, especially with a commercial loan (these buildings have more than 4 units).I was thinking that although the rental itself does not generate money, I would be able to deduct the mortgage interest, and depreciation from my personal w2 income and would be net positive.

I think of rentals as a long term plan.

There may have been better choices for a rental at the time.  

I would like to build several (2 - 6) "shipping container" type homes for either short, mid or long term rental.

I manage around 400 rentals and probably terminate a couple dozen every year for lease violations.

This will be an excellent home for a starter home, small family, long-term rental, and definitely a really cute AirBnB.

Turn key rentals seem to be a good way to go, but I'm also trying to learn about other more passive strategies.  

Are you doubling down on short-term rentals in tourist-heavy areas, pivoting to long-term rentals in growing suburban markets, diving into value-add multifamily properties, or exploring something completely different?
