It makes it easier for touch ups. 

Drywall repairs is quick and easy and touch up painting is to be expected. 

Window casing may need a touch up on paint but really that should be it.

That happens about two months out as well.With better quality tenants, I often do not have to do anything, although I always do a once-over, and maybe some touch up paint (less than a cup of paint), however in a spotless place it's easy. 

House does not need any repairs/ update- at the most- minor paint touch ups.

Minor Plumbing/Electrical issues, the need for a french drain in yard, and minor cosmetic touch ups (paint, new doors, etc...)Since we have zero experience and we are investing out of state, our fear is that the cost of  the repairs to "house B" would out weigh the AVR the property could achieve.

Down side is There’s an industrial lot across the street and it’s an off market verbal agreement.2 unit for 60k outdated but the rehab would be 15k for simple touch ups.
