In my area, you can go to any RE broker waving a preapproval letter for 155k in their face and they will smile at you like one of those cheshire cats.I have always been the type of person who succeeds in everything I put my mind to RE is no different thus far, to this I say thank you naysayers for the motivation.

Bank Owned Recently Purchased Owner Occupied (with up to date taxes paid)Mortgages in the last 8 years or for amounts that are extremely higher than the house could be worth I then move the properties that are remaining into a spreadsheet, I have 2 waves of marketing one for the beginning of the month and another for the middle, by July 1st I should have 100 total properties on my spreadsheet.

@Jason FarmerThose billionaires also don't need them money anytime soon, have money to lose and can buy enough to transform an area and do it right now buy a few hoping to ride the wave and have someone manage them for 10% of low rents.
