There are no other 1 bedroom home sales in the town, the green house foundation is transite board (asbestos), and the property has an old steel septic tank that hasn't been pumped since 1992, so the lid rusted shut.

I found a unit that has a 1BR on the first floor (potential $1600/month), 2BR on the second floor (potential $2100/month), as well as another stand alone unit that has a renovated (2BD) standalone behind it that I want to live in (potential $2100/month).All three units were renovated within the last 5 years (including appliances and roof) with hard wood, electric stainless steel appliances, and the cosmetic renovations needed for an old home done.

The other things (like hardwood floors, granite counters, stainless steel appliances) do add value and could increase the rent, but not like the big items.

:That's the thing, it won't be ignored if you choose to put $4-5k in upgrading the countertops, new carpet, paint, and whatever is left with blinds for the windows or something in the bathroom.Shaun I see many landlords putting in granite counter tops and stainless steel appliances even in Hazel Park.
