I think that’s why I don’t have more properties, because it has to be a great deal right from the get-go, and that usually means it needs a bit of work and is also dated, but a solid investment.

Same PM became a successful broker for me and continues to find me solid deals.

In 6 months they will be licking their wounds having given up on the system, now being that much further (by the amount spent, amount lost investing, wasted time, and emotional devastation) behind in realizing their goals and dreams 

So, why would they waste their time getting multiple bids when they already know the answer?

So when I see an advertisement like this I feel like it would be a waste of my time and money, but perhaps interesting for others. 

Being out of state adds challenges, but the key is building a solid team.

If the property has solid appreciation potential or you're building equity while learning the ropes, it could still be a good deal.
