When I knocked her door three times or when I was waiting and met her in the midnight when she back to house and want to sitting down with her to set up a settlement plan, she always followed up a letter to state that I was harassing her, stocking her, etc, that I violated her tenant right.

Further, I would recommend that you file a claim with your tenants insurance and recoup (after the deduction) some of the aforementioned expense; your settlement based on a total of $746.96 after deduction ($500) would net $246.96, which you could apply towards the balance ($373.48).

Benbrook, Justin, White Settlement may be better areas but I’ll defer to the Fort Worth guys on that.I’d be surprised if a house that rents for $2,500 sold for less than $400,000 unless it was a burn out.Good luck!

well you say lender  .. so that infers he is going to make a real estate loan to you if that's the case super simple.. your in an attorney state simply go to a real estate closing firm.tell them the terms they will prepare the note and mortgage.. along with settlement statement when you have a deal to fund.. that's about it.. not very complicated ..the fella from WA who responded I think is talking more about JV type deals and set ups other than a simple one off loan on a particular property you intend to buy rehab and resell. which is what I am assuming is your goal.

Has the legal owners been informed of your method of liquidation, are you prepared to settle if you can't assign, what will you do if  the owners decide not to come to settlement, how will you respond to the assignee or sellers in the event of a default, have you considered specific performance suit by assignee or sellers in the event default, have you made full disclosures?
