All kidding aside, your early days in real estate investing laid the foundation for your current and continual success.  

.#2 have/know well six trades for every major....so six masons, six HVAC, six framers, six foundation guys, six roofers. 

You don't need to know everything to get started; you need a foundation to build on, and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

The real question has to do with  if you are prepared to do what's required to learn the foundations of real estate investing, strategies, tactics, financing, title, escrow, marketing, deal structuring, develop acquisition systems, investors, associate networks and management of properties, rent collection, cash flow, taxes, etc.This is all took me a lot longer than one year, but you might be very dedicated. 

And the foundation of a professional relationship is trust anyway.

That came to an end eventually too and we started to focus on distressed condition properties (mold, foundation issues).

My wife and I own and manage 5 units as MTRs, and while it is certainly doable to manually update calendars across all the platforms (don't get me started on the deficiencies of iCal), we are looking to build a good foundations for future scaling as things are going well. 

However, these are on slab foundations - not trailers and meet IRC & building dept regs.
