Went through some expected struggles of insuring an older building with Federal Pacific panels and being an out-of-state buyer.

I suspect if an STR ban actually goes into effect (rather than simply being passed), it could result in at least a 20% decline to value in the high STR locations (Mission Beach, Leucadia, Pacific Beach, etc.).

Federal Pacific panels are a non-starter for many insurance companies, and as @Scott Mac mentioned, there are others. 

I am interested in out of state investing because I live in the pacific northwest, where real estate is expensive.
