As we have 100+ year old trees on the property, as well as a pond and year round stream, I think it could also be used for a tiny-home or tiny-office (commercial) community, which would allow me to maintain control of my property long term and providing recurring revenue to me (my company). 

The bottom floor is approved for commercial business and has the main vault, some marble flooring, and a back room office and restroom.

Although I won't have time for lunch or dinner on the 10th, I am available for coffee at The Athletic Club of Columbus or at my office on Parsons Avenue.

I respect your many years of experience Jay but want to bring some perspective from the other side of the table.In a corporate office which is running 10, 20 or even 50 projects at once (depending on the firm size), what is the benefit for the Architect to drop their other projects to jump on yours quicker?

I started out with a few 1-4 units with their residential loan officers and now that I’ve grown some, my last 3 deals have been 5-10 units with their commercial loan officer.

We do Urgent cares all over the county and get pitched med office spaces all the time, and none fit our profile for visibility, for our use at least, only because we follow a more "retail" modeled approach to site selection, given the business type.  

We have two kids in daycare etc so our savings rate is still good, but we both work from home and the nursery is a shared office as we outgrew this current house faster than expected so we are trying to move by the end of 2025 at the latest.

Everyone always confuses PMC liability insurance on their own office and Errors & Ommission insurance with rental property liability coverage.

From my experience from living here in the Bay Area and forced to live 2 hours from my office makes you really think outside of the box.
